One AI operating system for construction, from first bid to closeout.
BAU AI is the operating system for construction preconstruction: a platform of specialized AI agents that read every bid, contract, and proposal, cite every finding to the source, and hand work to each other across the lifecycle. Ten agents share one project record for each job, and a person on your team approves every decision.

The film · one sample job, start to finish
How does one job run on BAU AI, from profile to closeout?
Follow a sample library renovation in Travis County, TX. You set up your company once, then each agent does its part and hands the work on. Twelve chapters, about a minute and a half. Pick any chapter to jump to it.
Sample job and illustrative data. Agents draft; people on your team approve.
What it is made of
What is the BAU AI platform made of?
Four parts work together on every job: the agents, the project record they share, the AI Brain that holds your company’s knowledge, and the controls that keep people in charge.
- 01AgentsTen specialists, one job each
Clara, Dora, Nova, Theo and Pixer win the work. Patrick, Dario, Lex, Fina and Colin deliver it. Each one does the reading and the first pass.

Ten agents
Which agent does what, and who approves it?
Each agent has one job, reads a known set of documents and hands over a known result. The last column is the person on your team who approves that result.
| Agent | Stage | What it reads | What it hands over | Who approves |
|---|---|---|---|---|
| Win the work | Solicitations, bid packages, addenda and bid forms, found across 1,000+ public bid portals | A Go/No-Go memo, risks cited to the page, bid forms filled in for review | Precon lead | |
| Win the work | Owner contracts and subcontracts, compared to AIA A201, A101 and A401, ConsensusDocs and EJCDC | Each deviation with its risk, who it favors and the question for counsel | PM and counsel | |
| Win the work | Sub bids and supplier quotes, in any layout | A bid tab leveled to one scope, gaps, unbalanced prices and an award memo | Estimator | |
| Win the work | 2D PDF plan sets, vector or scanned | Quantities, each one marked on its sheet, and schedule mismatches | Estimator | |
| Win the work | Clara’s bid matches, invitations to bid, referrals, your past projects and team records | The pipeline by stage, a bid calendar, proposals and qualification packages, win rate | Precon or BD lead | |
| Build it | Your schedule from Primavera P6, the buyout log, meeting actions and site walk photos | A three-week look-ahead, critical path risks, recovery options, action items and the punch list | Project manager | |
| Buy it out | Field material requests, purchase orders, supplier dispatches and delivery tickets from a phone photo | Orders, gate bookings, deliveries matched to the order, crane and equipment bookings | Project manager | |
| Build it | Photos, voice notes, sign-ins, checklists and messages from the crew | Daily reports with a source on every line, manpower, weather and delay logs, inspections, safety records | Superintendent | |
| Build it | Project email, WhatsApp and text, meeting recordings and new drawing revisions | Messages filed to their RFI or submittal, answers tracked, minutes and transmittals | Project manager | |
| Close it out | Budgets, change orders, invoices, bank statements and work in place | AIA G702 and G703 pay applications, margin, cash forecast, lien waivers | PM and controller |
Clara, Dora and Nova are in the published plans. Theo and the five delivery agents are offered to the founding cohort. Pricing is on request.
Handoffs
How do the agents hand work to each other?
When one agent finishes, its result goes into the project record with its source, and the next agent picks it up. Nobody retypes a number. Here are eight handoffs from the sample job.

Control
Where do people stay in control?
BAU AI does the reading and the first pass. The decision stays with the person who owns it.
- Agents draft, people decideAn agent can read, compare, draft and flag. Awards, purchase orders, contracts, reports and payments wait for a person.
- Every finding cites its sourceEach result links to the page, sheet, photo or message it came from, so anyone can check it in seconds.
- Roles decide who approvesSet who approves what on each job: the estimator awards, the project manager approves orders, the controller sends pay applications.
- A full audit logEvery read, draft, edit, approval and send is logged with the person, the time and the version.
- Nothing leaves without sign-offNo email, RFI, report or pay application goes outside your company until someone on your team sends it.

Security
Is our project data safe on the platform?
Every agent works inside the same security boundary, so one set of controls covers the whole job.
Read the security details- US data residencyYour documents are stored and processed in the United States.
- No training on your dataYour bids, contracts and prices are never used to train AI models.
- Tenant isolationLogical isolation on the standard platform; single-tenant or on-premise on Enterprise.
- SOC 2 Type II in progressThe audit is underway. We will say so when the report is issued.
Getting started
How do we start with BAU AI?
Four steps. You can start with one agent on one job and grow from there.
- 1Book a 15-minute demo
We show the platform on a bid package like yours and answer questions.
Book a demo - 2Set up your company profile
The AI Brain reads your website and suggests your profile. You confirm each field.
About the AI Brain - 3Run it on one live job
Start with the agents you need, on a real bid or project, with our team beside you.
Founding cohort - 4Add agents as you go
Every agent you add reads the same project record from day one.
All features
What is the BAU AI platform?
BAU AI is the operating system for construction preconstruction: a platform of specialized AI agents that read every bid, contract, and proposal, cite every finding to the source, and hand work to each other across the lifecycle. Each job has one project record that the agents share, and people on your team approve every decision.
Do the agents make decisions on their own?
No. Agents read, compare, draft and flag. Awards, purchase orders, contract positions, reports and payments wait for a person on your team, and every approval is logged.
How do the agents share work?
Through the project record. When one agent finishes, its result goes into the record with its source, and the next agent picks it up. For example, Theo’s quantities become Dario’s purchase order lines.
Do we need all ten agents?
No. Most teams start with one or two agents on one job, then add more. Clara, Dora and Nova are in the published plans; Theo and the delivery agents are offered to the founding cohort.
Does BAU AI replace Procore or BuildingConnected?
No. BAU AI reads what comes in and what you are about to sign, and works alongside Procore, BuildingConnected or your plan room.
Is our data used to train AI models?
No. Your data stays in the United States, is isolated from other customers and is never used to train AI models. Our SOC 2 Type II audit is in progress.
How does setup work?
You give the AI Brain your website. It suggests your trades, regions, project size and bonding, and you confirm each field. We then set up one live job with you.
